In short: The wet area standards ask for working facilities with hot and cold water. In practice a Craigieburn rental fails here through leaks around the toilet, mould in tired shower grout and exhaust fans venting into the roof.
What each standard asks
Bathrooms need a washbasin and a shower or bath with hot and cold water. Toilets need a working toilet in a bathroom or separate room. A laundry, where the home has one, needs hot and cold water connected.
The toilet floor test
A toilet can flush perfectly and still be leaking at the seal. We take moisture readings on the floor around the pan and in the doorway, because water spreading under vinyl or floating floors is easy to miss until boards lift.
Showers that stay damp
Worn grout and old silicone hold water, and mould follows. If it is caused by the building rather than by how the room is used, it fails the mould and damp standard as well.
Fans that go nowhere
Many Craigieburn houses have bathroom fans that discharge into the roof space. We note where the duct ends when the roof can be entered safely, since damp air left in the roof feeds mould on the ceiling above.
