What is a tie down schedule?

It is the part of your engineering setting out how the roof is held to the walls and the walls to the slab, fixing by fixing, against the wind classification for the lot. A frame inspection reads it and checks the building against it.

Why do uncapped pipes matter at frame stage?

An open waste or sewer point takes in debris and offcuts during the rest of the build, and the blockage is only discovered when something will not drain months later. Capping is a two minute job at this stage.

How much time does the frame stage need on site?

Two to three hours on a single storey, longer on a double storey where the upper frame and its fixings have to be reached safely and photographed.

Will the builder actually fix these?

Most of them, most of the time, because frame items are cheap now and expensive to argue about later. The report gives the supervisor a numbered list with photographs and locations.

Should I book a follow up?

Where the first list was long, it earns its fee back. We reassess frame items at lock-up as a matter of course and record each one as fixed, part done or outstanding.
