What the roof space remembers
Below the ceiling a leak gets painted over. Above it, the stain stays.
In short: The least pleasant part of an inspection is regularly the part that changes the decision.
Why we go up
The roof space holds the record of leaks that have been covered up in the rooms beneath.
What we recorded
Evidence of water intrusion and of prior leaking on Craigieburn properties, with nothing visible from inside the house.
The usual source
Cracked and broken tiles, capping with insufficient grading, or a gap at the fascia and eave.
What else is up there
Insulation displaced by previous access, and vent systems terminating inside the roof space instead of outside.
When we cannot enter
Where there is no hatch, it is obstructed, or the space is unsafe, the report says the area was not inspected and why.
